ACP and facade cleaning for shops in Kollam: what it costs to skip

Aluminium composite panel is two thin aluminium skins over a core, with a coated finish — usually PVDF or polyester — doing all the work of looking good and resisting weather. That coating is a few microns thick, and everything about cleaning ACP correctly follows from that one fact.

• Salt in the air settles and holds moisture against the panel and, more importantly, against the joints and fixings.
• Monsoon rain carries dust down the face and leaves streaking, which sets into a hard film over a season.
• Traffic film on a main road — exhaust, brake dust, oil — is greasy and binds the rest of it in place.
• Algae and black staining in the shaded and permanently damp sections, which is a Kerala speciality.
• UV chalking: the coating oxidises to a fine powder that makes the panel look permanently dull, and past a certain point cannot be restored.

The commercial cost is that a dull, streaked frontage reads as a business that is not doing well, on a street where the shop next door is clean. That is a slow, invisible cost and it is the actual reason to keep a facade clean.

The post-monsoon clean is the one that matters most, because that is when a season of streaking and algae is still soft enough to come off without aggressive methods. Left until it hardens, the same job needs stronger treatment on a coating that has already been weathered.

• ABRASIVE PADS, scouring powder or a wire brush. These scratch the coating off. The marks are permanent and they catch dirt faster afterwards.
• HIGH-PRESSURE WASHING. It drives water behind the panels and into the joints and fixings, and at close range it strips the coating outright.
• STRONG SOLVENTS, thinner, acids or alkaline degreasers. They attack the coating and the sealant in the joints.
• CLEANING IN DIRECT SUN. The solution dries on the panel before it is rinsed, which leaves streaks that are then harder to remove than the dirt was.
• BOTTOM-TO-TOP. Dirty water runs down over clean panels and dries into streaks — it is a technique detail and it is the difference between a good result and a patchy one.

1. Survey the frontage: panel type and condition, joints and sealant, fixings, and what access the site allows.
2. Test on a small, inconspicuous area first, especially on an older or already-chalked panel.
3. Rinse down at low pressure to take the loose material off before anything is touched.
4. Apply a pH-neutral cleaner and give it the dwell time to work, rather than substituting pressure for patience.
5. Work by hand with soft brushes and microfibre, top to bottom, panel by panel.
6. Rinse thoroughly with clean water and dry off to prevent streaking.
7. Report on what was found — perished sealant, loose fixings, corrosion at the joints — which is the part of the job an owner never sees for themselves.
